How accurate is this Airbnb revenue calculator?+

It's a heuristic — a well-calibrated ballpark, not a real comp analysis. We use public city benchmarks for average nightly rate and occupancy, then scale by bedrooms, quality tier, and a few amenities. Real revenue depends on your reviews, photography, calendar hygiene, and how the neighborhood is doing this quarter. Treat the range as a sanity check, not a mortgage.

Why is this free? What's the catch?+

How does this compare to AirDNA, BnbCalc, or AirROI?+

AirDNA and friends pull real comps from ~20M+ listings and charge $20–$100/month for the good data. We use free public benchmarks. If you're seriously underwriting a property purchase, subscribe to one of them for a month. For a quick sanity check on 'would this even pencil out', we're faster, free, and don't ask for your email.

Is cleaning fee income?+

In practice no. Airbnb charges the guest a cleaning fee and passes it to you, but you turn around and pay a cleaner. In the reality check we show the total cleaning cash flow separately so it doesn't inflate your take-home number.

What about property manager fees?+

Toggle 'I'd use a property manager (20%)' and the take-home line updates. Full-service STR managers typically charge 18–25% of gross. Co-hosts charge 10–15%. Self-managed is 0% and roughly 5–10 hours a week of your life.

Do you factor in city regulations (short-term rental bans, permits)?+

No. New Orleans, NYC, Santa Monica, and many others have real restrictions that can drop legal nights per year to zero. Always check your local ordinance before you buy anything.
